The fusion of property investment and prioritising health and wellness is driving a surge of home buyers to Sydney's lower north shore. This emerging trend was instrumental in propelling apartment sales at The Newlands, St Leonards South, to break records in April, with more than $50 million in transactions.

Top Spring Australia spearheads this "wellbeing utopia", with one-bedroom apartments trading for up to $1.25 million, two-bedroom apartments for $1.93 million, and three-bedroom apartments yielding a resounding $4.09 million.

Sydney Ma, Top Spring Australia Managing Director, attributed the outstanding sales performance at The Newlands to the project’s blend of sustainability, convenience, and 'embedded wellness', which is as valued by buyers as its closeness to the harbour and the upcoming Metro station.

“We’re seeing a definite shift in lifestyle values, with connection to nature valued as highly as connection to retail, dining and transport,” Mr Ma shared.

Accompanying its affluent location, The Newlands—designed by Bates Smart—offers a spectrum of wellness amenities for residents. These include onsite electric vehicles and e-bikes, green spaces and parks, resort-style pools, gyms, saunas, playgrounds, dedicated yoga areas, and rooftop entertainment areas that offer incredible Sydney Harbour views. Other luxuries consist of refrigerated lockers for grocery deliveries and a digital concierge to streamline services including personal trainers and dog walkers.

Given the encouraging sales response, with 80% of Stage 1 already sold, Top Spring Australia has fast-tracked the second apartment release at The Newlands. This next stage will deliver 112 one-, two-, and three-bedroom residences across the low-rise 'Saige' and 'Gaia' buildings.

John Chagaris, Development Director, underlined the unique appeal of The Newlands compared to the glass towers on St Leonards' northern fringe.

“Buyers have been won over by the value and lifestyle, with protected city and harbour views,” Mr Chagaris said.

April sales recorded an outstanding $50 million, further affirming the enticing allure of this community on Sydney’s lower north shore. Daniel McMahon, Director of Residential at Colliers reiterated the demand for quality apartments and the dearth of housing supply on the North Shore.

“We’re seeing a significant number of enquiries seeking quality apartments close to transport and infrastructure,” McMahon reported.

Residences at The Newlands, ranging from 50 sqm to 267 sqm, feature high ceilings, spacious layouts, expansive balconies, and terraces for relaxation or entertainment. Luxurious yet subtle interiors showcase natural stone finishes and Swiss-made V-Zug appliances.

A fully-equipped display suite is open at 21 Canberra Avenue, St Leonards, for prospective buyers to experience a taste of The Newlands’ lifestyle.
