The story of South Melbourne’s boutique apartment project, The Record, is turning out to be an interesting one so far with owner-occupiers snapping up these contemporary homes.

With construction already underway the interest in this low-rise development is no surprise, cleverly combining new homes with the heritage facade the way it does.

The original home of South Melbourne’s The Record newspaper until its closure in 1976, this heritage-listed 1882 building is being carefully restored and integrated into the new architecture to create a link with the past. This is all achieved with the new building cleverly set back from the facade to create minimal impact at street level.

The beauty of a small project such as this lies in the potential to make each home unique. In fact, since we first wrote about The Record back in August, developers CornoNero have reduced the number of apartments in the building from 36 to 32.

In doing so they completely redesigned the sixth floor to incorporate a spacious one bedroom apartment that boasts a 54sqm internal area and an impressive 9sqm balcony from which to enjoy the city views.

In addition, there is a Developer Release of just two 2 bedroom, 2 bathroom apartments, each a generous 85sqm and an enviable 15sqm balcony looking out towards the historic South Melbourne Town Hall. Finding such a cleverly designed contemporary home nestled into such a heritage neighbourhood is no mean feat.

When writing our original article it was clear that buyers would be predominantly owner-occupiers attracted to the quality of the homes and the careful attention paid to fixtures and fittings. Interior designers, Arkee Creative have certainly delivered highly liveable spaces with their palette of materials, providing buyers with the perfect modern backdrop that maintains a respectful nod towards the area’s past.

Details like the marbled porcelain splashback, reconstituted stone benchtops and the latest Meile appliances in the kitchens all set the tone perfectly. These are entertainer’s spaces surrounded by oak laminate joinery and engineered timber oak flooring. Open shelving also adds a nice touch with plenty of space to show off your best-looking kitchen gadgets (whether you use them or not).

Likewise in the bathroom, the same premium finishes abound, with porcelain tiling complementing the ceiling height mirrored cabinetry and spacious walk-in shower.

Just 1.5km from Flinders Street and a 5-minute drive to the beach, the location benefits of The Record hardly need selling. This vibrant precinct of leafy streets, trendy coffee shops and enough boutique homewares and fashion stores to fill any weekend stroll is a perennial favourite.

This sought-after Emerald Hill address is defined by the surrounding neighbourhood still proud of its Victorian frontages and market vibe. Popular with those looking for a quick CBD commute via the light rail and number 12 tram or an easy 20-minute walk, South Melbourne has a long and creative history which The Record couldn’t be in a better spot to take advantage of.

With the completion of this uniquely luxurious residential gem slated for late-2017, prospective buyers are encouraged to move quickly.
