And, in today’s market, they may be steering you towards the ever-popular townhouses. Leonard tells us, “Within areas such as Stonnington which currently offers an abundance of off the plan apartments, relatively affordable townhomes offer a great point of difference.”

However, Leonard adds, “The old adage of “the better a property appears, the better tenant you attract” is usually applicable to brand-new apartments. Investors are also typically able to obtain significant depreciation benefits offset against their taxable income for a number of years post-purchase.”

Getting a clear picture

While apartments and townhouses are fantastic investments, we’re not going to gravitate towards them unless they have stunning visual renders – something Leonard says is vital to finding a beautiful new home. “These visual picture allows you to ‘see’ yourself within a kitchen, relaxing on a terrace or entertaining in style. This way, it’s not left to your imagination.”

“As the off the plan apartment market is highly competitive, there are some key features that set a standard. We’ve moved beyond basic features (like ducted heating and cooling, stone benchtops and engineered timber floors) and instead are seeing developers “value stack” their projects in an attempt to create a point of difference,” Leonard explains.

“The buyer now has an expectation for open fireplaces, wine cellars and certain kitchen appliances as standard fare for boutique projects – particularly within the areas of Boroondara, Stonnington and Bayside.”

Experience counts

“You need to look at who’s behind the development without necessarily focusing on the developer,” he says. “The architect, the project manager, the builder (if appointed) and the sales agent are the people who’ll be doing much of the work to bring the project to a reality.”

Leonard suggests buyers look at each of the companies involved and conduct thorough research. Have these teams successfully brought developments to fruition in the past? Were the buyers of these projects happy with the results? Leonard recommends contacting owners and asking them questions about these projects, as they will probably give you an honest and authentic assessment.
