The Moonee Valley Racecourse, an icon in Melbourne’s inner-north, is about to undergo a profound $2 billion urban regeneration thanks to developer Hamton and partner Hostplus.
Located just six kilometres from the CBD, the development will unlock 40 hectares of inner- city land and transform it into Moonee Valley Park – a meticulously planned neighbourhood within a sprawling new botanical parkland.
Where most urban redevelopments are focused on the built environment, with the landscape as an afterthought, Moonee Valley Park places the botanical park at the forefront. There are well-known health and wellbeing benefits of experiencing a connection to nature.
Hamton knows this and has ensured around 20 hectares (50 per cent of the total site) is dedicated to green open space. Where else in Melbourne can you buy an inner-city home with a back garden that size?

The first stage of development includes the half-hectare Tote Park. Inside the park, the historical Tote building has been preserved. One of the key heritage elements to be kept in Moonee Valley Park, the original building revolutionised racing with the first automatic totalisator (otherwise known as a “tote”) in Victoria. Now, it’s set to house the Heritage Cafe – a place where people can meet friends for brunch or a coffee and begin their day at Moonee Valley Park.
Cox Place will be a village hub for residents and the local community, including a curated mix of specialty retailers, cafes, and restaurants, so residents will have their own urban shopping village within easy walking distance.
Moonee Valley Park will have an array of open spaces, making it a natural home for a number of activities. A new playground will entertain the kids, while parents can take a break at nearby alfresco options. Multipurpose outdoor fitness tracks will make exercising easy.
Likewise, dedicated areas for health and well-being amenities are built into the master plan. There will be a yoga and pilates studio, gym and medical offices, helping all residents and visitors achieve an active and balanced lifestyle.
Moonee Valley Park will also have an exciting events calendar, including food festivals, live music and flower and garden shows. By day, socialise and eat lunch under the sun. At dusk, gather for moonlit cinema, opera in the park or a theatrical performance. There really will be something for everyone.
The first release of residences, Feehan Row, will be available in September this year.
