Pace strategically hand-pick the areas they decide to build in, and Pace of Sunshine North is no different — its time in the spotlight is now.

Such is the level of activity and investment being pumped into the humble western region, many are touting it as Melbourne’s next boom suburb.

According to Urbis data, the population has skyrocketed by over 13 per cent since 2006, and it is forecast to increase by a further 22 per cent by 2026. These levels of change and gentrification are higher than any other suburb in Victoria.

Average household incomes in Sunshine North and its neighbouring areas also recorded higher levels of growth compared with Greater Melbourne and saw a higher proportionate increase in white-collar workers who reside in the region.

“As its residents evolve, its residential offering must also adapt to their new needs and lifestyle preferences,” said Pace Sales and Marketing Director, Danielle Titterton.

“The diversification and the broadening of Sunshine North’s residential market is the missing piece in the suburb’s development and infrastructure journey,” said Titterton.

“To accommodate a growing desire to live here, the area is witnessing a conversion of former industrial land sites into residential homes and commercial developments, with Pace of Sunshine North leading the charge.”

The project is gaining interest from a diverse range of buyer backgrounds due to its wide variety of housing options and the fact that all remaining townhouses in stage 4 will need just a $40,000 deposit.

With 80% of the Riverside Townhouses sold, remaining three-bedroom homes are priced between $680,000-$695,000, while four-bedroom designs are $795,000. Each feature stone benchtops, coloured splashbacks, lavish timber flooring, carefully-crafted cabinetry, and the choice of two overarching interior schemes.

One mixes a lighter colour palette, woodgrain cabinets, and puts an emphasis on openness, while the other implements a darker, luxurious feel, as well as formal living spaces and reflective areas.

All the living spaces will be designed to maximise the natural light that bounces off the nearby Maribyrnong River. These will flow effortlessly into botanical townhouse gardens, providing the perfect retreat from the modern-day.

With a host of communal areas and parkland, this boutique suburb lends itself to a family-friendly community feel. While nearby train stations are available to take people into the CBD a mere 10 kilometres away.
