BPM has appointed award winning residential builder, Icon Co, to construct its landmark Shadow Play residential development at 105 Clarendon Street, South Melbourne.

Icon Co will be responsible for delivering the $300 million project, with construction of the 46 level tower commencing in November 2015 and completion expected in May 2018.

Designed by architects Elenberg Fraser with interiors by Hecker Guthrie, Shadow Play will comprise 475 one, two and three bedroom apartments, as well as 150 car parks and a 600 square metre residents- only communal space on level nine.

BPM founder and company director, Jonathan Hallinan, said the appointment of Icon Co followed the construction company’s recent shift in focus to the Tier 1 project market, as well as its partnership with Japanese construction giant, Kajima Corporation. “Our recent move towards larger-scale projects is aligned with Icon’s growth strategy. Shadow Play re ects our focus on higher density development and we were keen to work with project partners, such as Icon and Elenberg Fraser, who we feel con dent can deliver our vision for the project.

“We conducted an extensive tender process and believe that Icon’s construction expertise, combined with Kajima’s technical ability, is a great t for Shadow Play. Icon’s ongoing commitment to research and development initiatives complements BPM’s focus on innovation, demonstrating further alignment between the two businesses and our combined expertise to deliver the project.

Hallinan says that the move to large-scale projects, such as Shadow Play, does not represent an abandoning of smaller, boutique projects for BPM. “We see it as an opportunity to apply the same luxury approach and design aesthetic typically associated with our boutique properties to larger scale projects. Shadow Play is a landmark gateway to South Melbourne and the CBD so we feel a great sense of responsibility to purchasers and the community to deliver a tower with a high level of design integrity that will be a positive addition to Melbourne’s skyline.”

The de ning feature of the tower will be its sculptural form containing undulations in the building skin that will re ect light to mimic movement.

Shadow Play residents will each have a digital platform that will allow them to control the apartment environment, and access exclusive retail and service offers from local partners. Amenities will include a private dining area with kitchen and lounge area, gym, spa, steam room, bubble pool, barbeque and sun bathing, as well as a rooftop area with re ective tree pods.

Shadow Play launched to market in February 2015 and is 85 percent sold. The penthouse was sold to a local purchaser in June 2015 for $10.4 million. Originally, the 45th level was ve separate apartments but will now be combined into one state-of-the art penthouse totalling 712 square metres.

The construction of Shadow Play is anticipated to create approximately 1,500 jobs.
