Have you ever seen a new residential project described as ‘boutique’ and wondered what that meant? Maybe it relates to its design, the building’s size, or the number of units in the development. But just what exactly makes an apartment development boutique? We talked to two of Australia’s leading property groups to see what they had to say.

The term ‘boutique’ is often used when describing a new off-the-plan residential project, typically of a smaller development. But there’s more that goes into this descriptor, especially when applied to projects such as Hampton Ltd and Twenty Raglan.

Daniel Laruccia, Managing Director of Spyre Group – the developer behind Melbourne apartment project Hampton Ltd, defined ‘boutique’ as more than just a concept around size. “It’s about creating a space where individuality is not just respected but celebrated,” he said.

“Boutique living here means residents enjoy an unparalleled level of privacy, coupled with amenities that are both luxurious and intimately scaled.

“It’s a sanctuary where the hustle and bustle of the city feels miles away yet is conveniently close.”

Comprising just 23 residences, Hampton Ltd offers a unique collection of two and three-bedroom apartments and just three luxurious townhomes across three standalone buildings. Interspersed with lush greenery to ensure every resident finds their own personal sanctuary, each home here is a testament to bespoke living.

“At Hampton Ltd, the architecture and design speak a language of elite exclusivity,” Daniel remarked.

“The development breaks away from typical multi-residential designs by offering significantly larger floor plans, unmatched quality finishes, and high-end appliances.

“Every detail, from the sculptural island bench in the kitchens to the lush wool carpets in the master bedrooms, exudes a sense of refined elegance and superior quality, setting a new standard in architectural excellence.

“Designed by renowned architects MLD Studio and interiors crafted by Studio Brent Lee, Hampton Ltd is a celebration of masterful craftsmanship and impeccable quality at every turn.”

Over in Mosman, one of Sydney’s most affluent and prestigious suburbs, Twenty Raglan presents apartment living on a grand scale with just three whole-floor residences. Truly exclusive, residents here will revel in house-like privacy, yet with all the advantages of apartment living.

“Designed with the discerning downsizer in mind, Twenty Raglan contributes to its sense of exclusivity with only one oversized apartment per floor,” said Tim Abbott, Director of Ray White Lower North Shore Group.

“The beauty of having one apartment per floor is that each residence enjoys three balconies and, in some cases, four, with light from all sides.”

The development’s once-in-a-lifetime address grants it iconic Sydney Harbour views, stretching from the city’s iconic skyline to the Opera House and Harbour Bridge. With interiors architecturally designed by renowned architect PBD, Twenty Raglan subtly references the art deco style, paired with modern interiors and bespoke joinery.

Even with a limited number of residences, Twenty Raglan’s intuitive design still fosters a sense of community among residents.

“With only three apartments, each of the owners will get to know the other owners well,” Tim explained.

“They have the added benefit of enjoying the communal plunge pool, and Twenty Raglan is located in an area where the neighbours have a sense of community and regularly interact within the Mosman village and know each other well.”

This sense of community is also fostered through Hampton Ltd, where the project’s design forms the foundations of not only a healthy home, but also well-being and social interaction with open-space layouts and strategic room placements.

“The intimate nature of Hampton Ltd, with its limited number of residences, fosters a strong sense of community among its residents,” said Daniel.

“Everything down to its very location is intentionally derived to nurture a strong metropolitan lifestyle, connected to the beating heart of the suburb through shopping precincts and beach locale, and a short distance drive to the centre of the city.”

Hampton Ltd represents developer Spyre’s first foray into Melbourne’s development scene following their success in Queensland.

“The project’s unique proposition has garnered substantial interest from potential buyers, indicating a strong market demand for this kind of innovative and luxurious living solution,” Daniel revealed.

“A ground-floor apartment in Hampton Ltd was recently purchased by a downsizing couple from Hampton, where they resided for decades, showcasing the untapped potential of the Bayside location and the resilience of the market.”

Likewise, Twenty Raglan has seen continued success.

“Twenty Raglan has been extremely well received,” said Tim.

“One apartment has sold, and there is genuine interest in the remaining two apartments.

“Construction will start in early 2024.”
